Our Dwellings product offers essential workers a clear path to homeownership. During the pandemic, our metro areas struggled to meet basic needs—needs met by people who rarely had the opportunity to build generational wealth themselves.

Through a rent-to-own fractional ownership model, H[k]D allocates a portion of monthly rent payments into secure investments, allowing residents to build equity over time. When ready, they can purchase their home outright or continue growing their down payment while benefiting from lower owner-financed interest rates.

Where possible, we integrate Accessory Dwelling Units (ADUs) into these homes. Once purchased, homeowners can use the ADU to generate rental income, reducing mortgage burdens and strengthening financial security.

Our approach removes barriers to ownership while preserving community cohesion and offering stability, opportunity, and a place to truly call home.

H[k]D Cooperatives offer a modern approach to shared living—balancing independence with connection. We design cooperative clusters of up to ten homes, repurposing existing structures or leveraging private land to create sustainable communities. 

Each residence includes private living spaces with en-suites or nighttime facilities, ensuring comfort while fostering belonging.

In new, custom builds, our designers craft intentionally connected spaces with shared outbuildings for specialized uses. For those seeking greater efficiency, centralized amenities like bathhouses or communal restrooms can be incorporated to lower costs and reduce environmental impact.

At the heart of every Cooperative is a Hub.  A shared space with a commercial kitchen, generous living areas, and centralized utilities. Here, people gather naturally, meals become communal experiences, and support is built into daily life.
